Overview & Policy

Each section of Terramar Beach is governed by their own deed restrictions which outlines the rules and regulations for each section of our community. The deed restrictions exist to protect the people of our community and our home values. For your convenience, all Terramar Beach Deed Restrictions are available on this website under “Documents & Forms”.

Terramar ACC Approval is required for all New Construction and Improvements/Repairs to existing homes. Approval on Improvements/Repairs are for exterior projects only over $1000 in scope, inclusive of labor and materials. If you are considering improvements/repairs to your property, you must complete the Terramar Beach New Construction and Improvement Projects Application, which is found on the website.

This form should be submitted directly to Lisa Porter at King Property Management via email at lisap@kpmtx.com . You can also contact Lisa by phone at (713) 956-1995.

The Terramar ACC members review all applications. Violations and possible fines are explained in the terms and conditions of the ACC Application. The ACC Application is a legally binding agreement between TBCIA, the Contractor and the Homeowner. Please be sure to read and understand your rights and responsibilities.

Projects that begin without prior approval of the Terramar ACC will be stopped and the Homeowner and/or Contractor will be required to submit their application and be given approval before project work can resume. Violation fines may be imposed for failure to comply with Terramar ACC policy.

Attention Members

A message from your Board of Directors:

 

As a reminder,  there will be a quarterly board meeting on Saturday at 10 am at the Pavilion. The HOA provided a zoom link in the July 20th notice for those who can’t attend in person and wish to listen. We are monitoring the weather and current forecasts are predicting rain on Saturday. If the weather prevents us from conducting the meeting in person, we will conduct virtually and still offer the same zoom option. And in the unlikely event the weather becomes more severe, and we experience community wide connectivity issues and/or power outages, the meeting will be postponed. A final decision will be made by 7:30am on Saturday morning and disseminated by email.
