Sylvia Sullivan made a motion to approve the minutes from the July 10, 2004 board meeting. Bob Bowe seconded the motion and the minutes were approved.
The treasurer John Ringrose was unable to attend the meeting due to his mother being ill. He is currently organizing the Terramar financial records on a program that he is familiar with.
Drainage
Easement:
Doug Eibsen reported that the city had dug out the ditch that runs next to Terramar property and drains into the marina area. Doug is going to be sending an easement form to the city granting access to this easement to maintain it.
Southwestern
Bell:
Cindy Rice has been working with Southwestern Bell to tear down the one abandoned building on Terramar Drive and to repair the other one on the east end of Terramar. She wrote them a letter and gave them 10 days to respond. If they do not, then we will contact the city of Galveston and then the Public Utilities Commission in order to get these two problem areas taken care of.
Sewage
Treatment Plant:
Cindy Rice will continue to follow up on the construction of the new plant.
ACC
Committee:
Doug Eibsen has been working with Larry Erdman to solve the communication problems with the board concerning new construction. Several residents have expressed concerns and questions about drainage problems and specifically slab elevations.
Pool:
Diane O’Neall has been contacting several pool companies to establish the condition of the pool equipment. Rainy Pool Company came out and submitted two separate bids (one for $1350 and one for $2600) for what they thought was needed concerning the plumbing and pumps. Ron Froncek suggested that if the plumbing in the pool house was replaced then we would be in pretty good shape. Ron Froncek will get two more bids for this. Ron also suggested looking into getting an automatic pool cleaner and a wind screen on the fence to cut down on maintenance during the winter months. Bob Bowe said we are going to need a new gate and lock for the pool area before the next pool season. This needs to be done in January or February in order for new keys to be distributed. Diane O’Neal is going to continue to get bids for new fencing for the entire area. Bob Bowe suggested putting concrete in place of grass in the pool area and he will get bids on this.
Harbor
Master:
A new lock has been installed without the chain so the gate will be easier to unlock. The lights on the pier are going to be adjusted and repaired.
Pavilion:
Doug is waiting for bids for fire and liability insurance on the pavilion. Bob Majewski discussed possibly having fund raisers to raise money for benches and tables for the pavilion.
Beach
Clean Up:
Doug was at the Parks Board Meeting concerning beach clean up. He said that the general manager was extremely focused on the seawall and public parks and that they are extremely under funded. He said that the parks board does not have a special permit to clean the beach of seaweed but that if we wanted to have the beach cleaned that we would have to go to the GLO to get a permit and that no one has ever done it. Bob
Bowe and Bob Majewski will work on checking into getting the permit to clean the beaches of seaweed in front of Terramar before next spring. Cindy Rice will look into having an organized beach clean up schedule for Terramar to announce at the next annual meeting.
Walkovers:
Bob Bowe reported that the last walkover has been approved and that Terramar has been reimbursed for the first walkover by the state. The state will reimburse us for $12,000 of the total estimated costs of $17,000 for the three walkovers.
Kim Saxon made a motion to adjourn the meeting at 11:10. The motion was seconded by Bonnie English and the meeting was adjourned.
