Board of Directors' Meeting

July 14, 2001

 The meeting was held at 23010 Fresca, Terramar Beach sub-division.  A quorum was established. Bill Aimone called the meeting to order at 10:00 a.m.

Bill made a motion that the first item of business was to hear from property owners present at the meeting. After all comments/concems/complaint are heard, the Board will convene into executive session. Motion seconded by Bob. Motion carried.

Property Owner's Concerns
Betty Luddington asked about the property located at the north of Camino St. P & T Properties is proposing to build on a quarter acre of wetlands. Bill explained the Corp of Engineers is not in favor of the project, so he does not believe construction will be approved. Since the property in not in Terramar the Board will not take a position on the issue. Mike Hill has a directory of all property owners.

Lynn King complained about the number of 3 wheelers and golf carts being driven by under age drivers. They seem to be renters mostly. Bill recommended property owners contact the police. Terramar is in Galveston therefore Galveston laws apply.

John Hanson wants the Board to enforce deed restrictions. Section 2 has the following violations: 1) Camino - 2 boats and 2 trailers, 2) Buena - House trailer, 3)  Verano- people cutting across property.

Treasurer's Report
Pete reported $9,000 in the checking account and $53,000 in savings. In order to pay outstanding invoices we need to receive reimbursement from the state for dredging project. Dredging cost was $96,000, plus survey.

Old Business
Eleanor will purchase sympathy cards, which will be sent to property owners upon a death in the immediate family.

Pete gave the board a list of property in Terramar that belong to the Association. There was discussion of possible uses. Pete made a motion to allocate $500 to purchase signs and timers for the pool area. Motion seconded by Wanda. Motion carried.

Tom Baird will obtain 3 bids for paving the road leading to the swimming pool and mailboxes. Pete will explore a variety of plants to upgrade the entrance. Bob Bowe win take care of removing the garbage bins. A letter is to be sent to property owners who still have garbage bins on their property. The letter will ask property owners to give permission to the city to remove the bins.

Terramar dredged more sand than was required by CEPRA. Bob Bowe made a motion to donate the extra sand to the city. The city will be removed at no cost to the Association. Motion seconded by Wanda. Motion carried.

Terramar owes $8,000 to GLO to lease the channel. Stan thinks he can get the lease payment reduced to $4,800. After the initial lease payment the annual fee is $200.

New Business
Barbara Bowe is the Association Webmaster. She would like to change to a company that can provide more services. Pete made the motion to allocate up to $ 1,000. New provider will be effective November, 200 1. Motion seconded by Bill. Motion carried.

A suggestion was made that each section leader obtain a list of every property owner including address and telephone numbers. This information would be used in the event of an emergency.  It would not be published.

Pete suggested a committee composed to study exterior lighting. Some lighting shines into homes. The committee would be composed of a member from the board and architectural control. Since there are no ordinances regarding exterior lighting it might be difficult to make any changes. Pete, Don Depew, Stan Krupa will investigate and make a report at the next meeting.

Bill made a motion to place pertinent information regarding the WGIPOA and Conservation District on the web site and bulletin board as requested at the Annual Meeting. Motion seconded by Wanda. Motion carried. Next meeting will be held on September 9h beginning at 10:00. Meeting will be at Doug Eibsen's house at 22905 Chiquita.
