The meeting was conducted at 23169 Gulf Drive, Terramar Beach.

Bob Bowe called the meeting to order at 10:00 a.m. A quorum was established.

Minutes:
One correction to the minutes was noted. Treasurer's report from November 10, 2001 should have read, "Expenditure of $9,950 was approve for paving the mailbox road.  Pete made a motion to accept the minutes as amended. Tom seconded, motion carried.

Treasurer Report:
Pete reported the Association has $94,209 in savings and $49,385 in checking. Tom made a motion to accept report. Motion seconded by Doug, motion carried.

A copy of the minutes will be sent to Mr. Runge.

OLD BUSINESS
Liens:
Pete reported we have placed liens on lots in Section 6. Ann will follow up with property owner, Doug will contact Money Mortgage regarding the wetlands issue.

Walkovers:
Wanda is meeting with Galveston and other developments. The City will not approve any construction on beach. She recommended we wait until we know what the City requires.

Entrance Landscaping:
After discussion, Bob made a motion authorizing Ron to cut down existing oleanders, replace dead plants where necessary, and spray (not to exceed $1,000). Wanda seconded, motion carried.

Pete made a motion authorizing expenditures of $2,000 for Ron to purchase Mexican Fan Palms to be planted on both sides of the street leading to mailboxes.

There is a possibility the state may provide funds for beautification.

Ron Froncek was named to the Architectural

The Association insurance paid for the broken waterline. Waterline was broken during the dredging project.

NEW BUSINESS
Lloyd Pepper is the registered agent for Terramar Beach. Each sub-division must have an agent of record for the state.

Stan reported we must pay the state $800 for the use of the channel.

Ann will locate an attorney to deal with property liens. A letter will be sent certified mail to each property owner with past due maintenance fees.

Wanda reported that we still need a representative for Neighborhood Watch program.

Tom made a motion for $400 to repair the flagpole light. Ann seconded, motion carried.

Doug reported a new law requires all developments to have a management certificate. All sections of Terramar must submit
copies of original certificates.  Seven of the eight sections have been submitted, and the eighth is in progress.

A motion to adjourn was made by Bob, seconded by Pete. Motion carried. Meeting adjourned at 12:05
